Hiring a roofer in Ontario: quotes, warranties and working-at-heights training

Ontario's advice for roofing jobs: three itemized quotes, a detailed contract, deposits of 10% at most, who backs the material warranty, and roofers with working-at-heights training.

A roof replacement is a big, fast job with a lot of room for misunderstandings. Ontario's Consumer Protection guidance for hiring a roofer covers the points that most often go wrong.

Quotes

Ask at least three contractors for written quotes by a set date. Each quote should itemize materials and labour so you can compare them.

The contract

Name the contractor and list the materials, the total cost including taxes, the payment terms, the schedule, how gardens will be protected, who cleans up, and who pays for damage to your property or your neighbour's.

Deposits and cash

If a roofer asks for a large upfront payment for materials, limit the down payment to 10% and do not pay in full until the work is done. If you pay cash, get a detailed signed receipt. Be wary of 'tax-free deals': without a receipt you have no proof of payment.

Warranties

Ask who backs the material warranty. Manufacturers are often not connected to the contractor, and some materials must be installed by certified or specially trained roofers for the manufacturer's warranty to apply.

Safety

Since April 1, 2017, roofing workers in Ontario must have working-at-heights training, and workers must be protected at all times above 3 metres (10 feet). Do not hire a contractor who cannot confirm their workers are trained and equipped.

References and claims of damage

Ask for at least three references; if a roofer refuses, do not hire them. If a contractor says your roof is damaged, ask for photos. For contracts of $50 or more signed in your home, you have a 10-day cooling-off period.

Prevention Checklist

  • Get three itemized quotes by the same date.
  • Put cleanup, garden protection and damage responsibility in the contract.
  • Pay no more than 10% upfront; get receipts.
  • Ask who backs the material warranty and whether certified installation is required.
  • Confirm working-at-heights training for the crew.
